Hey everyone, my husband and I are about to welcome our first baby this September. We live in a 1400 sqft townhouse with three bedrooms upstairs, including the main suite. The two smaller rooms were being used as a guest room and a library/home office. Now that we're preparing for a baby, we plan to turn the guest room into a nursery for the next few years. We'd still like to accommodate guests when they visit, especially after I've given birth, so we're thinking about either an expandable daybed in the office or installing a custom Murphy bed. My uncle is a carpenter and can create something high-end that looks great. We intend to move within the next four years and are curious if adding a Murphy bed will be seen as a positive feature for resale or if it might limit options due to our home's size. Any insights would be greatly appreciated!

Adding a Murphy bed can definitely be a valuable feature! We thought about doing it in one of our rooms, but we have other projects taking priority. If you want a flexible option, have you considered a convertible couch instead? Just throwing that out there!
It really depends on the buyers in your area. Some might love the Murphy bed, while others might not care for it at all. It's not a deal maker or breaker since it’s removable if needed, but likely won’t significantly affect the home’s value either way.
