Will Splitting My Kids’ Room Impact Our Home’s Resale Value?

I'm thinking about splitting my kids' current shared bedroom, which is about 200 sq ft, into two separate rooms. Right now, we have a curtain separating their areas, but they're asking for something more private and soundproof. I'm considering adding a wall to create a 120 sq ft room with a closet, and an 80 sq ft room without a closet, with a separate entrance. My spouse is worried this will hurt our home's resale value because the rooms will be smaller. However, I believe it could actually enhance the value since the larger room would still be a decent size and we could market the smaller room as a home office. The kids are currently satisfied with their space size, which would be similar post-renovation. What do you all think?

If you're not trying to flip the house for a profit, I think focusing on what works for your family is more important than worrying about resale value. Finding a solution that ensures your kids have their own space is a real quality of life improvement!

Just make sure both bedrooms meet safety and legal requirements like having windows for light and egress. If they do, I say go for it! It’s super valuable for kids to have their own rooms. You want their comfort first.
